A premiere green project, Cité Verte or “green city” is a model for sustainable design based in Quebec City, Quebec. A mixed use project including residential and commercial spaces, Cité Verte is built on the grounds of an expansive convent built in the early 1900s. In order to preserve the site’s history, developers retrofitted the existing church, convent and structures built upon 93 thousand square meters (23 acres) of land, but they have also included several new buildings in their plans.
The goal of the project is to create a green neighborhood without emission. To accomplish this, developers worked with a variety of renowned sustainability architects and engineers, including a team from Poly-Énergie Inc/Genecor Expert Conseil. The team designed a system to work in the retrofit as well as the new construction buildings project known as Bloc Q.
“Our goal was to create as sustainable of a heating system as possible,” said Claude Routhier, CSO, LEED AP BD+C and President of Poly-Énergie Inc. “We also needed a system that would generate enough heat and convection for areas with high ceilings, like in the fifth floor of the building Q.”
Cité Verte uses a district heating plant with three substations for the existing buildings, each fueled by biomass boilers. The boiler’s power is generated by a bio-mass system fueled by energy from wood pellets, dropped off by trucks returning from delivering agricultural product from an area located three hours away from Cité Verte. Engineers from Poly-Énergie Inc. worked with DisTech, a local manufacturer representative firm, to develop a system that runs on low water temperatures of 45°C average (115°F). The system uses a Viessman biomass boiler combined with Strada radiators using Dynamic Boost Effect fans (DBE) from Jaga Climate Systems. The entire network is digitally connected in real time, relaying critical information about building performance, also optimizing overall performance of the district heating system.
“Using Jaga’s Strada radiators with DBE provides the high delta T required in the district heating loop, enabling us to reduce the temperatures so the main loop is approximately 65 to 80° C,” explained Routhier. “This enabled us to get the performance we needed at the right temperature. For example, on floors with higher ceilings, we need a product that could generate good air movement and promote circulation, and these products were able to do that.”
In addition to the performance, the two dozen Strada radiators from Jaga were installed on each floor to meet several design objectives for the space, including durability. Jaga’s products are backed by a 30-year guarantee, so they knew the products would stand up to the rigors of residential living. Aesthetic also played an integral role in the decision to use Jaga. Ultimately, the architects and engineers appreciated its sleek design and clean lines.
Another benefit to using Jaga’s Strada radiators was that it also enabled contractors to stagger the installation, so the Low H20 elements could be installed at the outset and heat the construction space. Upon completion of the project, exterior panels will be added to prevent any marring or scratches resulting from construction activity.
“Every product that goes into this space has to meet specific guidelines,” said Routhier. “The products need to not only look good and be effective today – they need to maintain that aesthetic and performance several years down the road.”
By using Jaga, engineers for the Cité Verte project were able to eliminate the high temperature in the building, capturing the full potential energy savings of the district system. The renewable energy system operates at costs similar to the costs for an electric system, which are extremely low in Quebec. With the DBE system from Jaga, engineers enhanced the control of the system which ultimately improves the overall comfort for future building occupants.
“The residents will be able to use DBE and set controls for the desired temperature, so the system can be set to cooler temperatures during the day, and turn on before residents come home from work in the evening,” said Simon Guérin, ing. Jr, mechanical engineer at DisTech. “This helps maximize the sustainability and usability of the system.”
Another intended benefit with the Jaga Strada DBE system is the small size of the convector. Normally, when working with low water temperatures, large heat-exchanger and casings are necessary but with the DBE convector, size of the heat emitter is minimized. This results in additional square-footage for living and working space. With the help of DisTech and Jaga engineers, the correct product and installation timeline was coordinated and customized for the needs of the project.
